Disney Wins Another Property Tax Challenge as Art of Animation Value Reduced by Millions

Walt Disney World has won another pair of property tax lawsuits against the Orange County Property Appraiser. Every year, the resort files a flurry of lawsuits claiming the appraiser’s just and assessed values for each resort exceeds the actual market value.

We previously reported on Disney winning their 2016 suit regarding Disney’s Animal Kingdom Lodge and Disney’s Wilderness Lodge. The newly-resolved suits center on the property tax of Disney’s Art of Animation Resort.

The first settlement lowers the just value (not the assessed value) of the resort for the tax years of 2015 through 2018. The second lowers the just value for the years 2019 – 2021, as well as the assessed value for 2021. Further settlements lower the just value for 2022 and 2023.

The resort’s just value was between $253 million and $378 million each year.

The settlements determined a 3% reduction most years, bringing the values down to about $245 million – $370 million.

The assessed value for 2021, which was the same as the just value, was also lowered by 3%.

The total reduction of the just values is over $75 million. This isn’t Disney’s refund, though, just the difference in the resort’s value.

The tax collector must now recalculate the taxes Disney should have owed based on the readjusted just values. The tax collector will then pay Disney any money they are owed, if it’s found they paid too much in taxes.

This week, members of the Orange County Classroom Teachers Association and Disney Cast Members represented by UNITE HERE delivered petitions calling on Disney to drop the lawsuits. Orange County Public Schools has set aside $119 million so far for any refunds that may be issued to Disney and superintendent Dr. Maria Vazquez has said that any money left over from the lawsuits could go to teacher salaries.
