$35M Utah Mansion Features Disney-Inspired Enchanted Tiki Room, Frontierland Shootin’ Arcade, and More

A five-story Utah mansion with Disney-themed rooms, underground tunnels, a movie theater, a pool barn, and more is up for auction.

Lazy R Ranch

Lazy R Ranch in Hyrum, Cache Valley, Utah was listed on Realtor.com in December 2024 at $35 million. The price was reduced to $34.5 million in April before going up for auction through Concierge Auctions. There’s no starting price for the auction, but there is a required refundable $100,000 deposit.

The estate is 154.13 acres with a primary home of 40,807 square feet. Construction began in 2019 and is still ongoing on the pool barn and pond. It’s Utah’s largest private residence, located about 75 miles north of Salt Lake City and not far from Hyrum State Park and Blacksmith Fork Canyon.

Swiss Family Robinson Dorm

This dorm room includes multiple couches and beds, plus a hammock in the center between two palm trees. The walls are painted with more trees and decorated with fake foliage. The vintage-style furniture is inspired by the 1800s, when “Swiss Family Robinson” takes place.

Some of the beds are made to resemble boats with mattresses inside. There’s a bunkbed with an upside-down boat on top.

There are more fake jungle trees between the beds. The windows here look out on the property.

A swan-shaped boat calls to mind the defunct Plaza Swan Boats of Magic Kingdom. A four-poster bed resembles East India Company-branded crates. Another bunk bed has a mosquito net around it.

Enchanted Tiki Room

Visit the Tiki, Tiki, Tiki, Tiki, Tiki Room for your own private show. This hut has a row of benches with green cushions, bamboo detailing, tiki god pillars, and birds hanging from the ceiling.

The birds are working animatronics. Those singing flowers will also look familiar to Tiki Room fans.

Frontierland Shootin’ Arcade

If you miss the Frontierland Shootin’ Arcade, which closed permanently at Magic Kingdom last year, you can revisit it at this five-bay shooting range with scaled facades, a fox figure, and a Boothill cemetery sign.

“Star Wars” Movie Theater

The underground 64-seat movie theater is inspired by “Star Wars.” The theming here is relatively light, but there are dark walls and carpeting.

The blue seats are similar to those of Star Tours at Disney Parks.

The underground tunnels also resemble hallways on “Star Wars” spaceships. There’s a 2,266-square-foot tunnel connecting the main home to the pool barn. An underground raceway loops beneath the building.

Other Rooms

Outside of the Disney-inspired spaces, the rooms resemble a lodge. There are 44 rooms total, including 10 bedrooms. Suites have vaulted ceilings, walk-in closets, wet bars, and en suite bathrooms.

There’s a grand foyer and a dining room with a custom table that seats 42.

Pool Barn & Pond

The pool barn is 27,080 square feet. It’s 53 feet tall and will include a swimming pool, gym, event space, and 16-car garage. This is in addition to the main house’s garage, known as the Bat Cafe, which holds four vehicles.

The owner had to pull a dam permit from the county to construct the pond. Once complete, it could house fish. The property also includes a guesthouse and a well house.
